Bryan-College Station
The cities of Bryan and College Station constitute the area popularly known as Aggieland since it is home to Texas A&M University–the largest university in the state and one of the top five largest in the nation. The relatively flat topography and proximity to the Brazos River speak to the agricultural heritage of the area. Today, the area boasts tremendous growth in manufacturing, research, and biomedical fields. Blinn college’s Bryan campus hosts 12,000 students with plans for a second campus in west Bryan underway.
Residential real estate is primarily focused toward student and retiree housing. Investors will find an abundance of rental homes, duplexes, and multi-family housing to accommodate the 60,000+ area students. Former Texas A&M students are returning to the area at a rapid pace fueling the already robust new home market. Popular residential communities include Pebble Creek (south College Station), Castlegate (south College Station), Traditions (west Bryan), Miramont (east Bryan), with plans for numerous master-planned and urban-style residential developments in progress.
