What do these reports tell me? Emblem Properties broker, Sherri Barrett, would like to offer her expert explanation of this data for January 2023.
First, this data is compared to January of 2022. Overall, all counties represented in the following reports show ACTIVE LISTINGS up from 2022. This means more properties are available for buyers to choose from. All counties represented show an increase in MONTHS OF INVENTORY. This also means more properties for buyers to choose from because they are on the market for longer periods of time. CLOSED SALES are down for all counties represented except Grimes and Brazos. This means less properties are being purchased. However, Grimes County was up 40%, this is worth keeping an eye on. Brazos County was up 1.1%.
All this information means that the “Seller’s Market” has turned to a “Buyer’s Market.” Some sellers are still wanting to list at prices from the Covid pandemic period as Sherri describes as “pandemic market.” This is just not going to happen now that the market has settled down. Buyers are in the “driver’s seat” more now and can negotiate more.
